The people who draw the boards

The practice began after Tamar spent two winters sorting a family holding that stretched from an Old Town shop to three New Boulevard studios. The rent roll lived in three notebooks. Vacancy was described at Sunday lunch as “a quiet season.” When the notebooks were drawn as rooms, two of the studios had no lease at all.

We kept that method: walk first, draw second, sit third. The office is on Level 10 at 62 Chavchavadze Street, Batumi 6000, a floor that looks toward the sea when the haze lifts. Clients come upstairs with folders; they leave with boards that can be put on a kitchen table without a projector.

How we work

Giorgi will not invent a floor he could not enter. If a concierge turns him away, the caption says so. Nino will not colour a unit occupied unless a lease or a named occupant is on the list you supplied. Tamar will stop a sitting if the family starts negotiating a sale in the room — we are not the broker.

We write in English and Georgian. Figures stay in GEL on the boards unless you ask for a second column. We are not licensed appraisers for court or compulsory sale. Owners use our sheets to decide among themselves, to brief a banker, or to refuse a building before a deposit.

Batumi, not a generic city

Adjara’s rental year is not Tbilisi’s. Boulevard apartments empty in November for reasons that have nothing to do with a broken lift. Gonio garden flats can look fully booked in August and idle in April. Our boards treat those calendars as facts of the coast, not as a failure of the owner.
