How a review is quoted

Fees follow the number of units, the spread of streets, and whether Giorgi walks. There are no monthly plans. A scoping note states the figure before any booking amount is due.

What moves the figure

Unit count is the first line. A shop with a back store is counted as one commercial floor, not as two apartments. Holdings split between the Boulevard and Gonio add travel time. Tbilisi keys belonging to the same owner are accepted; we quote the extra walk separately and do not pretend a Tbilisi stair can be read from Batumi photographs alone.

Language is not a surcharge when you choose English or Georgian. Facing-page bilingual boards add a day and a small fee stated in the note.

Rush work is usually refused for a full review. Meeting boards can sometimes be drawn in five days if the rent roll is already clean.

Booking amount and balance

Forty percent of the agreed fee is due before the first walk or, for document-only boards, before Nino starts. The balance is due at the draft sitting. Printed extras are charged at the print-shop receipt.

What we will not quote

A single price for “the whole portfolio” without a unit list. A subscription. A percentage of sale proceeds. If those are what you want, we are the wrong studio.

Full portfolio review

From 2,400 GEL

Up to eight residential units in Batumi, including two walk days, a draft sitting, and a final board set. Extra units and commercial floors are priced in the scoping note.

Acquisition brief

From 1,100 GEL

One building under offer, vacancy visible from common parts, and nearby asking notices with the weeks they appeared.

Quarterly holding review

From 900 GEL

Only after a full review of the same unit list. A new walk is extra if a building changed.
