What owners said after the sitting
These notes come from people who commissioned boards, walked with Giorgi, or sat at the Level 10 table. They mention the work by name. One of them still disagrees with a comparable strip; we left that in.
We do not collect star ratings. The extracts below were given in writing after the final sitting, with permission to name the type of work and the district, not the full address.
A longer account from a family holding in the Old Town is typical of how a review actually unfolds: access refused on the first afternoon, a second walk, then a board that reversed what the brothers thought about shop rent versus the flats above.
The colour fields on the occupancy sheet made it obvious that two of my eighth-floor studios have been empty since November, which I had been treating as a winter lull. We sat at the Level 10 table and marked which leases actually ran through Easter. I still think the comparable strip for Bagrationi was a little generous, but the rest of the board was the first honest picture I have had of my own keys.Lela M. · Owner of eight apartments on the New Boulevard · Full portfolio review
Giorgi walked the block twice because the first afternoon the grocer on the corner would not let him photograph the service stair. The delay annoyed me. The finished boards, though, showed the shop rents sitting well above the flats, which is the opposite of what my brother had been arguing at Sunday lunch.Davit K. · Family holding, mixed street-level shops and flats above, Old Town · Full portfolio review
I asked for a brief before the deposit was due. The pack arrived as a stapled set plus a PDF: floor-by-floor vacancy, a note on the unadopted pavement, and three nearby sale asking prices with the dates they first appeared. I did not buy the building. That was the point of commissioning it.Anna V. · Buyer looking at a twelve-unit building near the airport road · Acquisition brief
We already knew July was strong. What the quarterly sheet added was the April gap on the garden apartments, drawn as empty rooms rather than a percentage. It is a quieter document than I expected, which I prefer.Irakli S. · Two buildings in Gonio, seasonal lets · Quarterly holding review
Four weeks was longer than I wanted before the notary date. The boards themselves were clear enough to put on the table without a speech. I would have liked the utility column in GEL and euros side by side; we added that by hand.Marine T. · Preparing figures for a refinance conversation · Investor meeting boards
