Commissioned visual reports and sittings for people who already own, or are about to buy, mixed property in Georgia. We are not brokers and we do not manage buildings.
Each engagement starts with a scoping note from the studio at Level 10. We agree which buildings we will walk, which documents you will send, and whether the boards need to be in English, Georgian, or both.
The listing below is the work we currently take. If your holding sits outside Adjara, say so in the enquiry; Tbilisi units are accepted when they belong to the same owner as a Batumi set.
Full portfolio review
A bound set of boards and a sitting at the studio that reads your mixed holding as streets, floors, and signed leases rather than a single yield.
Acquisition brief
A short pack before a deposit: vacancy by floor, pavement and access notes, and nearby asking prices with the dates they first appeared.
Quarterly holding review
A quieter sheet for owners who already sat through a full review: what filled, what stayed empty, and which leases actually turned.

Investor meeting boards
Large sheets and a short speaking note for a bank, partner, or family meeting — occupancy and rent presented so someone else can follow without a lecture.
