A bound set of boards and a sitting at the studio that reads your mixed holding as streets, floors, and signed leases rather than a single yield.
Who this is for
Owners who hold a mixed set of apartments, street-level shops, or both, usually in Batumi, Gonio, Kobuleti, or a combination of those streets. Typical clients are families who inherited several keys, people who bought floors during the construction years and never sat with a complete rent roll, and partners who disagree about which building to sell.
It is not aimed at a first-time buyer of a single studio, and it is not a court valuation.
What you leave with
A stapled board set (and a PDF of the same pages) covering:
- occupancy drawn as rooms, not only as a percentage
- the rent roll checked against leases you actually send us
- a street strip of asking rents and sale notices still posted the week of the walk
- notes on access, unadopted pavement, concierge hours, and anything a buyer would see from the stair
- a short speaking note for the sitting, written in the language agreed at scoping
We do not produce a single “value of the portfolio” line. If you need a licensed appraisal for a bank or a court, that is a different profession in Georgia; we will say so in the scoping note.
What is included
Nino prepares the boards in the studio. Giorgi walks the buildings you name, within the coverage we publish. Tamar holds the scoping call and the final sitting at Level 10, 62 Chavchavadze Street, Batumi 6000, or by video if you are abroad.
Included: two site-walk days for holdings inside Batumi city, one draft sitting, one final sitting, and one round of corrections after you send missing leases.
What is excluded
Brokerage, listing photography for sale, property management, legal opinions on title, construction surveys, and any figure presented as a statutory valuation. We will not contact your tenants except through the access path you arrange.
How the weeks run
- Scoping (about 45 minutes). You describe the keys, the decision that is coming, and the language of the boards. We send a written note the same day listing documents and access.
- Documents. Rent roll, copies of current leases, a list of vacant units, and contacts for concierge or entrance codes. Without leases we can still walk the street; the occupancy sheet will be marked as unverified.
- Walks. Giorgi takes floor notes and photographs of common parts and street frontage. He does not enter occupied flats unless you obtain permission.
- Studio. Boards are drawn as colour fields, street strips, and short captions. Yield by entrance is shown only where the rent roll supports it.
- Draft sitting. We put the sheets on the table. You mark errors while we are still in the room.
- Final boards. Printed on request; otherwise PDF only. Extra printed sets are charged at cost.
Time and place
Three to four weeks is typical for up to a dozen units in one city. Scattered holdings (Batumi plus Gonio plus a Tbilisi floor) add walking days. The studio sitting is in Batumi unless we agree a video sitting for an owner who cannot travel.
What we need from you
A rent roll that names units the way the building does (entrance, floor, number). Access for common parts. Honesty about disputed occupancy — a relative living without a lease should be marked as such, or the board will mislead the family later.
Constraints
We work in English on this site and can deliver boards in English, Georgian, or both. We do not rush a full review into a single week; if a notary date is already booked, commission meeting boards instead, or say so immediately so we can refuse rather than hurry the walks.
Fee
From 2,400 GEL for up to eight residential units in Batumi, including two walk days. Additional units, commercial floors, and travel to Kobuleti or the Gonio–Kvariati strip are quoted in the scoping note. A 40 percent booking amount is due before the first walk; the balance is due at the draft sitting.
